1. What we do — and don’t do

Property Hub India is an online platform that connects people looking for property with owners and builders. We are not a party to any sale, lease or loan agreed between users, we do not act as anyone’s agent, and we do not collect payments for properties.

Always inspect the property, check ownership and approvals, and take independent legal advice before paying any money or signing anything.

2. Your account

• You sign in with your mobile number and a one-time code. Keep your phone and codes private — you are responsible for activity on your account.
• You must be 18 or older and give accurate details.
• We may suspend or close accounts that break these terms or are used for fraud, spam or harassment.

3. Posting a listing

When you post a listing you confirm that:

• you own the property or are authorised by the owner to list it;
• the details, price and photos are accurate and the photos are of the actual property;
• the property is genuinely available for sale or rent, and has a RERA registration where the law requires one;
• you have the rights to the photos and text you upload, and they contain no personal data of other people.

New listings are reviewed before they go live, and changes to the title, description, photos or location are reviewed again. We may edit formatting, ask for changes, decline, pause or remove any listing — for example if it looks misleading, duplicated or unlawful. Mark a property as sold or rented once it is no longer available.

4. Verified badges, prices and tools

• A “Verified” badge means we carried out basic checks on the owner or listing. It is not a legal title search or a guarantee.
• Price trends, rental yields, EMI, affordability and returns figures are estimates for guidance only and may differ from actual offers.
• Bank interest rates shown are indicative; the lender decides the final terms.

5. Acceptable use

You agree not to:

• post false, misleading, duplicate or discriminatory listings;
• contact users for spam or unrelated marketing, or misuse their contact details;
• copy, scrape or resell listings or data from the website;
• interfere with the website’s security, or try to access other users’ accounts.

6. Content and licence

You keep ownership of what you upload. You give us permission to display, resize and promote your listing content on this website and in our marketing while the listing is active. The website’s design, code and brand belong to Property Hub India.

7. Limits of our responsibility

The website is provided “as is”. To the extent the law allows, we are not responsible for the accuracy of listings posted by users, for dealings between users, or for indirect losses arising from using the website. Nothing in these terms limits rights you have under consumer protection law.

8. Governing law

These terms are governed by the laws of India. Disputes are subject to the jurisdiction of the courts where Property Hub India is registered.

9. Changes

We may update these terms as the service changes. The date at the top shows the latest version. Continuing to use the website after a change means you accept the updated terms.
